About Me:

Jerry grew up on a dairy farm in Patoka, IL. It was a town of 550, but he didn’t live near town. He graduated in a class of 29, the largest ever at his high school. Susan lived in the big city nearby that was the county seat. Her hometown of Salem, IL had a population of 5,000. Today they live together in Tampa, FL. They have lived together for 44 years now with the last 33 being in the Tampa Bay area. They’ve lived in 3 different places in the last year and hope to be back in their home within a year (after it flooded in Hurricane Helene in September 2024).
Jerry’s primary business is building new homes to sell. They also own 17 rentals. Jerry bought and sold a self-storage business since joining Lifeonaire in 2021. He’s also wholesaled a cople dozen houses in the last couple of years. Their vision includes Jerry semi-retiring by the 1st quarter of 2027.

They have 2 sons. Before Susan knew what a vision was, she had a vision of being a Mom. She was afraid she lost that ability when she was 18 and they were dating when a cyst destroyed one ovary and damaged the other one. She has been a great mom and now is a terrific Grandma (goes by Nan) to their 2 GrandGirls. The older one turns 15 and starts driving on the last day of July (later this month as we’re writing this. Jerry and Susan are giong to see them the day after tomorrow. They live in Charlotte, NC. They get to see the GrandGirls several times a year. That number will increase, or the length of the stays in Charlotte will increase when Jerry retires.

1) Getting the last set of plans to permitting and making my self less important at work 2) Spending time with family and friends 3) Being content

Lifeonaire Vision:

Jerry’s Vision: I have a great life. I am enough. I have enough. I have a safe place to live, food, transportation and Susan loves her car. Our house overlooks the water and is a great place for having family come visit.

I’m spiritually content. I can always do better. I use my gifts in persuasion, comedy, and compassion. I’m blessed to be an inspiration to others.

We love spending time with Sven and Chris in New York when it’s warm. We sit up late and talk, watch a movie, or put together a puzzle. Sven and I still enjoy playing basketball. He wins a lot these days.

We see Kyle and Janae’ and Genevieve and Emmy at least every other month. We’re creating memories. Almost every time we’re together, G and Em go mini golfing with Susan and me.

Susan and I enjoy making our home a year-round vacation spot. We love spending time at home. Where we live doesn’t matter. We are living where we want. We take a couple of vacations a year with just us. We travel a distance sometimes; we have an in-town getaway sometimes. I love her more now than ever. I want to spend time with her.

Once a year we spend about a week with just G and Emmy. I love the time with the GrandGirls. I love even more that it lets Kyle and Janae’ have a getaway.

Susan is living a life free of chronic pain.

I’m gently persuading Sven and Chris; and Kyle and Janae’ to live a life driven by their vision. I’m able to provide the training, job and income for my kids that want to work in real estate.

We host an all-family vacation once a year in a location with a water view a short walk to many restaurants.

We take one trip a year based on choices Susan makes.

We have close friends with visions. Some live nearby and we get to see them frequently. Some are close in life but not geographically. We make time to grow closer to them with trips, phones, and the computer.
I can go outside as much as I want. That decision is no longer controlled by allergies.

All our kids have great mental health. Sven’s physical health is no longer controlled by diabetes. Kyle and Janae’ have healthy lives. Emmy and G are healthy and living lives that they love.

I pray for my kids, GrandGirls, Susan and me – that we’d be the person God had in mind when he first thought of us.

I love playing basketball. Our 60 and over team is the reigning state champion in the Senior Olympics.

I give generously of time and money. We have more than our vision of $20,093 a month of recurring income and our needs are less than half that. We use the extra to give away and to grow our cash flow.

I have no debt that is not tied to a project that has more value than the debt.

I have the right team in place to be able to off load most tasks.

I enjoy spending time with new investors. I love helping others get to their goals & vision.

I am in the best shape I have been in more than 10 years.

I take leisure bike rides two times a week. Susan and I ride our trike along the water almost every day. The GrandGirls love riding on the trike with PopPop when they’re in town.

I have speaking engagements a few times a year where I share about life and various aspects of real estate with just a touch of comedy mixed in.

My life if full. I have no regrets.

We build houses, but we are trying to kick the habit. We have a plan to finish the 15 we own now and then quit diong this business. We might sell it and we might just close it.

We have gone from 1 rental about 7 years ago, to two until about 15 months ago. We have 17 now and one more on the way. We bought 16 and tore one down and built a new house to sell. We happened to live in that house at completion for 6 months after our home flooded. We expect to strategically downsize to 5-8 with less to no debt within 2 years when semi-retiring. We are analyzing each property right now to make decisions on which ones make sense to keep.

Business Name: Tranquil Transition Partners

Our niche is helping people who own a house but are below average income or savings or both. We will put their house under contract “as is” and wait to close until they move while also helping with the expenses of the move to assited living. One of our 3 partners has 20 years experience in the senior living community and has known this need existed for years, but had no idea how to help fix the issues. With our Real Estate Investing experience we were able to create a unique business to solve this. We buy houses, BUT – we also fund moves and help with moves, and help you find the right community to move to and any other needs you have. We have helped sell collectibles and cars, and solve lots of other issues that exist during this time of Transition.
