Steve Cavanaugh is a lifestyle-first real estate investor, coach, and entrepreneur based in Palm Beach Gardens, FL. He founded Southern Maryland Home Buyers Inc. in 2003 and now operates a highly profitable rehabbing business remotely, completing around 15 deals annually with minimal on-site presence. Steve also owns a self-storage portfolio valued at approximately $11 million and is an expert in deal structuring, private lending, self-directed retirement investing, and building tax-efficient, location-independent businesses. His work has been featured on HGTV and recognized by Think Realty Magazine.
Steve continues to coach a select group of entrepreneurs on integrating business success with personal freedom, grounded in the Lifeonaire philosophy. He leads MasterMission, a purpose-driven mastermind trip to Guatemala, and formerly co-led the ASCEND mastermind before its successful exit. A lifelong musician, Steve plays guitar and sings in the worship band at Family Church Gardens and is currently recording a studio album with his band FIXR, slated for release in summer 2025. He lives with his wife and two children and believes in “quality over quantity” and “work less, make more.”
